For developments that are included under Schedule 1 or Schedule 2 of the Town & Country Planning Act, an Environment Impact Assessment is necessary (Environmental Impact Assessment Regulations 2017). Large industrial, commercial, and infrastructure projects are included in these schedules, especially those that involve risky activities like those found in water treatment facilities and landfills.

Environmental Impact Assessment – Residential & Commercial

However, additional developments that are anticipated to have a significant impact on the environment because of their type, complexity, or location might also require an EIA. Therefore, a variety of residential and commercial developments could fall under this. Developers can request a “screening opinion” from their local planning authority to determine whether their project needs an EIA.
